                                                                BOM MEETING 01/2025 – 26     24 Jun 2025

                                                                               MINUTES OF MEETING

  • Attendance & Quorum. The first Meeting of the Board of Managers (Y2025-26) of JVT AOA was convened at JVT AOA Office at 1630 hrs on 24 Jun 2025. Following were present:

  3. Mr BS Iyer Treasurer
  4. AVM CN Ranganath AVSM, VSM Manager
  5. Cdr PG Venugopal   Manager
  6. Wg Cdr AK Nigam   Manager 
  7. Col PG Kumar   Manager
  8. Cdr RS Khadabadi Manager
  9. Cdr P Venkateswaran Manager
  10. Mrs Susheela Murthy Manager
  11. R Adm NK Mishra NM Secretary
  1. With all elected members in attendance, the quorum was complete. The Points discussed and decisions thereon are as follows.
  1. President’s Welcome Address.  The President welcomed the newly elected Managers in the BOM for the year 2025-26. He briefly outlined his vision for the new BOM. He stressed that the BOM as a team should focus on issues towards improved community living and stressed on the need for fiscal prudence, transparency, teambuilding sans any ego and need to be polite with all residents. The major works in pipeline were also touched upon which, inter alia, included replacement of lifts, Roof top repairs and pilot project for solar power.
  • Allocation of Responsibilities. After a brief discussion following responsibilities were agreed upon

3. Mr BS Iyer Treasurer, Rooftop Repairs

4. AVM CN Ranganath AVSM, VSM Cultural Activities, Entertainment  

 5. Cdr PG Venugopal All AMCs, Gensets General Estate Upkeep

6. Wg Cdr AK Nigam Fire System, Pollution Control, CCTV

7. Col PG Kumar Medical eqpt, Emergencies, Sports &Swimming Pool 

8. Cdr RS Khadabadi Lifts maintenance and Replacement 

9. Cdr P Venkateswarn Repairs, Maintenance Renovation of flats and Pilot Project for Solar Panels  

10. Mrs Susheela Murthy Housekeeping, Staff Welfare

 11. R Adm NK Mishra NM Secretary, Security, Greening

  • Immediate Thrust Areas. The Managers in the BOM were apprised of the following immediate thrust areas:
    1. Completion of Fire Alarm Panels work
    2. Replacement of Lifts
    3. DG 2 defect rectification and Top Overhaul
    4. Replace worn out Pipes from Tanks to Pump Room
    5. Rooftop Repairs
    6. Committee to be formed to examine the feasibility of installing solar panels on the rooftop of Tower-1 with particular attention to access the building structural integrity. 
    7. ESI & PF issue iro Security Guards to be resolved
  •  A robust monitoring system for defects raised on 

    MyGate to be put in place.

  1. A large number ideas and issued were delved upon and in the absence of sufficient clarity, it was decided that once the MOM of recently held AGBM is submitted and handing over is complete these will be discussed and acted upon. There being no other points the meeting was adjourned.
